Every measurement needs a unit. We’re used to pricing houses in pounds, and in pounds the story is familiar: prices grind upward, decade after decade. This page prices the very same average UK house in a different unit, Bitcoin, and the story inverts. The house didn’t change. The units did.

Why measure a house in Bitcoin?

Because it shows what’s really moving. When house prices “go up” in pounds, part of that is houses becoming more valuable, and part is the pound becoming less valuable. Pricing the house in something with a fixed supply of 21 million strips one of those effects out. It’s the same reason economists price things in gold over long periods. Whether Bitcoin is the right measuring stick is a fair debate, but the exercise itself is the point: the pound is not a fixed ruler.

House prices come from the UK House Price Index published by HM Land Registry and the ONS, using approximate year-end averages, with the latest figure taken from the most recent UK HPI release. Bitcoin prices are approximate year-end market rates in pounds, and today’s price is live. Bitcoin’s price swings hard in both directions, and the ledger shows that honestly: measured in Bitcoin, the house got more expensive in 2014, 2018, and 2022. This is a long-run picture, not a straight line.
